Booking Terms & Conditions


  • Persons making the booking must be over the age of 21.
  • A deposit of £100 per lodge or room is payable at the time of the booking (non refundable).
  • The balance is payable 4 weeks prior to the holiday commencement date.
  • The full balance must be received by the due date or the holiday will be cancelled.
  • The full rental must be paid if the booking is made within 4 weeks of the holiday.
  • Prices include VAT at the appropriate rate.
  • Published prices are subject to alteration without prior notice.
  • All rentals are subject to availability.
  • We reserve the right to reallocate accommodation arrangements as necessary.

  • Guests are strongly advised to take out holiday cancellation insurance.
  • If we are forced into lockdown again, we will offer a change of dates.
  • Please inform us immediately in writing if you wish to cancel your holiday.
  • Cancellation charges are as follows: The deposit of £100 is non refundable.
  • If you cancel within 4 weeks of the arrival date, no refund will be made.
  • If we are able to re-rent the property at full tariff we may refund the rental less the deposit.

  • Properties are available from 3.00pm on day of arrival.
  • Check-in is from 3pm until 10pm - otherwise by arrangement only.
  • Properties must be vacated by 10.00am on the day of departure.
  • Please observe the departure time. Housekeeping need time to prepare the property.
  • Late departures may be subject to additional late checkout charges.
  • Management may access the accommodation at any time for whatever reason.
  • On departure the unit should be locked, keys returned to reception and the account settled.

  • Properties will be cleaned prior to arrival.
  • Daily or additional cleaning can be requested in advance for an additional fee.
  • The number of guests is restricted to the number of beds appropriate to each property.
  • Apart from a baby in a cot, no additional guests can be permitted without prior arrangement.
  • Guests are expected to use the properties with care.
  • Guests are liable for any loss or damage to a property or contents.
  • Guests are required to pay for any breakages, damage or additional cleaning.
  • Guests may be charged for any damage or loss discovered after the guests departure.
  • Inventory checks may be carried out prior to the departure of guests.

  • Smoking is not permitted in any internal areas of the Hotel or Lodges.
  • Barbecues are not permitted on the wooden balconies of the Lodges.
  • Pets may only be brought on to the property by arrangement with management.
  • Pet waste should be collected by owners and disposed of in the correct waste bins.
  • Cars must be parked in designated parking areas for the lodge or other building.

  • Respect must be shown for the property, other guests, members of staff and the environment.
  • No property shall be used in such a way as to cause annoyance or a nuisance.
  • No property shall be used for any illegal or immoral purpose or for any trade or business.
  • No inflammable or explosive material should be stored in or close to any lodge or apartment.
  • No dirt rags oil or similar should be put into any bath, sink, lavatory or pipe.
  • Wirelesses, television sets, musical instruments and similar equipment must be used in a way not to cause annoyance or disturbance to any other guest.
  • The volume on all equipment should be controlled so as not to be audible outside any property between 10pm and 9am.
  • Washing or any other articles can be hung in areas designated for such purposes but must not be hung out of any other place.
  • Only the curtains and blinds in each property shall be used to cover or obstruct the windows of the property.
  • All arrangements made on behalf of management for disposal of refuse shall be observed. In particular no carpets, dusters or other objects shall be shaken from the windows or doors of any lodge property and no dirt, rubbish or food shall be thrown out of any window or door.
